1     1. Don’t try to see too many homes in one day, especially if you are not planning on taking notes or pictures.  I recommend no more than 7 in a day, and I recommend always taking notes and pictures.

2     2. Do a drive by of the home before you schedule an appointment if possible.  Too many times, we take clients to a home only to have them see something obvious from the outside right away keeping them from wanting to even look further.  A simple drive by could reveal many features that are not mentioned or visible such as:

A steep driveway
No back yard or small back yard
Corner Lot
Busy Street
Proximity to commercial or industrial sites, power or cellular towers, a poorly maintained home, etc.

3     3. Try to leave the kids at home until you narrow the list.  If possible, get a sitter and leave the kids out of the home touring process, especially if there are many homes on the tour list.  Small children are awesome and bring great joy to parents and families looking to expand into a larger home.  But they can also be distracting and cause the home touring process to get hurried, unorganized, and unpleasant.  Consider bringing the kids along for a second look at your short list of homes instead to get their opinions, reactions, and ultimate approvals.

       4. Know what you want and need before you look.  Have some specific wants and needs identified that will help you reach your goal of finding a home that has most of what you want or need.  Without a list, it is easy to become distracted by homes that may have features that you like but don’t really need.  For example, it can be easy to get excited and overwhelmed by a swimming pool, indoor bar, or grand fireplace causing a hasty decision on a home that may lack many other items on your list.

5. Be flexible on the little stuff.  Don’t pass up a home that has most of what you need just because it may require new carpet, paint, or a small repair.  It may be weeks or months finding a home that comes close to having all you need again.
